You must ask the insolvency judge to declare the automatic termination of the commercial lease for non-payment of rent. In this situation (i.e., you have a debtor in compulsory liquidation procedure), you do not have to issue a payment order to the liquidator. But be careful, you must allow a period of 3 months from the judgment opening the compulsory liquidation before formulating your request for termination. And the lease will only be terminated if the rents have not been paid within this period.

Note: When the liquidation follows a safeguard or receivership procedure, the starting point of the 3-month period is the date of the judgment opening the safeguard or receivership procedure. Because the compulsory liquidation procedure is a transformation of the safeguard or receivership procedure and is not a new procedure.
